“We had been looking for a retirement home since 2004 and in the summer of 2005 we began working with Amanda Hotchkiss of Lake James Real Estate. We have worked with many real estate agents and companies over the years but Amanda was the best. She quickly learned what type of property would interest us and notified us of potential properties immediately when they became available. We were living in Virginia at the time, which made it more difficult for us to see properties in person, but Amanda used e-mail and telephone to stay in contact with us and continued her efforts to identify our dream home. In early 2006 she found an ideal home for us with a wonderful view of Lake James.
She helped us through the sale of our Virginia home and a contingency contract on the Lake James house at a time when the housing market in Virginia was cooling down. She was instrumental in the extension of our contingency contract on the Lake James house, which ultimately led to our purchasing the house in April 2006. We had just completed a difficult settlement on the sale of our Virginia house and we were dreading the upcoming settlement on the purchase of the Lake James house, but with Amanda’s help the settlement was incredibly quick and easy.

“We did not get a chance to express to you and the Lake James Real Estate team (particularly Debbie Tolbert) our appreciation for all the help you were in getting the property we purchased on Lake James to closed…. No hurdle seemed too small or too large for you to jump on promptly, professionally and with enthusiasm. You acted as dual agent in this transaction and I was impressed that you handled yourself in an exceptionally responsible manner by providing us as much information as you could without compromising the responsibility you also had to the seller. This gave us great comfort that you were handling any confidential information you might have from us in strict confidence. Also, the unique combination of real estate agency and contractor in the same office was an advantage far beyond my expectations in being able to resolve any building related problems promptly. The confidence we had in your organization allowed us skip the close and attend to other pressing personal items despite several last minute “close” issues that arose - I cannot think of any other real estate firm I have worked with in the past forty years that I would have done that with. For example, when there was an issue with the hardwood floors that arose on the morning of the close you were able to get estimates in less than two hours, negotiate with the seller a fair resolution and even said that Lake James Real Estate would be responsible if the seller would not step-up.
